The slow weeks between summer and ski season — roughly late October through mid-November in Reno and Lake Tahoe — reward owners who price night by night, not season by season. Soften midweek rates and minimum stays to fill gaps, but hold full rate on the weekends that sell themselves: Nevada Day weekend, the first ski weekends, Thanksgiving, and the December holidays. The goal is a fuller calendar without teaching the market that your property is cheap.
What shoulder season actually looks like here
Summer lake demand fades after Labor Day weekend, and ski demand doesn't arrive until the lifts start turning. In between, Reno and Tahoe calendars go soft — mostly midweek. Weekends don't disappear: a holiday, a big event, or the first real snowfall can fill a weekend in days.
That's why shoulder season is a pricing problem, not a demand problem. The owners who struggle are the ones running one flat "off-season" rate across every night. The ones who do well price each night for the demand it actually has.
Five pricing moves for the slow weeks
- Price midweek and weekends separately. A Tuesday in early November and the Saturday of a holiday weekend are different products. Give them different rates.
- Loosen minimum stays on gap nights. A two-night gap between bookings won't sell under a three-night minimum. Let short gaps book as one- or two-night stays instead of leaving them empty.
- Discount close to the date, not months out. If a midweek night is still open a week or two before arrival, that's the time to come down. Cutting far-out dates just gives away nights that might have booked at full rate.
- Hold the weekends that price themselves. Holiday and event weekends fill on their own. Leave those rates alone, or raise them as they book up.
- Open ski-season and holiday dates now, at full rate. Guests planning December trips are booking in October and November. If your winter calendar isn't open yet, you're missing the people who plan furthest ahead.
The weekends that price themselves (fall & winter 2026–27)
| Date | What's happening | Pricing move |
| Oct 30–31 | Nevada Day (state holiday Fri Oct 30), plus the Carson City parade and Halloween on Sat Oct 31 | Hold weekend rates, especially Carson City and Reno |
| Nov 6 (target) | Mt. Rose's target opening day, weather permitting | Watch snowfall; raise Reno and Tahoe weekend rates as it books |
| Nov 20 (target) | Heavenly's target opening, weather permitting | South Shore and Stateline weekends start to firm up |
| Nov 25–29 | Palisades Tahoe's target opening (Nov 25) and Thanksgiving (Nov 26) | Full rate, longer minimums across Tahoe and Truckee |
| Dec 12 | Reno Santa Crawl downtown | Hold rates on downtown and Midtown Reno units |
| Dec 24 – Jan 1 | Christmas through New Year's | Peak rate and longest minimums of the winter |
| Feb 13–15, 2027 | Super Bowl Sunday (Feb 14), Valentine's Day and Presidents' Day weekend | Open these dates now; hold weekend rates across Reno and Tahoe |
Ski resort dates are each resort's announced target and move with snowfall. Confirm event and opening dates with the organizer or resort before you lock in pricing.
What not to do
A blanket price cut. Drop your rate for all of November and you discount Thanksgiving and the first ski weekends too.
Keeping winter dates closed. The guests who plan furthest ahead book somewhere else while you wait.
How we handle it at DND Stays
Our team watches every calendar we co-host for open nights and adjusts rates as gaps show up — weighing local events, competing listings, day of week, and how far out the date is — so the slow weeks fill without discounting the nights that would have sold anyway. You stay the owner and host of record; we run the calendar underneath it. More on our markets on the Reno and Lake Tahoe pages, and on what this costs in How Much Does Airbnb Management Cost?

When is shoulder season in Reno and Lake Tahoe?
For most short-term rentals it runs from the end of the summer lake season through the start of ski season — roughly late October to mid- or late November, depending on when the resorts open. Reno event weekends and holidays break it up, so it is a run of slow midweek nights with a few strong weekends, not one long dead stretch.
Should I lower my Airbnb price in the off-season?
Lower it selectively, not across the board. Discount the nights that are actually going unbooked — midweek nights and short gaps between reservations — and hold your rate on holiday and event weekends that fill on their own. A blanket seasonal cut leaves money on the table on the nights you would have booked anyway.
When do Tahoe ski resorts open for the 2026–27 season?
Resorts have announced target dates, all weather and conditions permitting: Mt. Rose has pointed to as early as November 6, Heavenly to around November 20, and Palisades Tahoe to November 25. Check each resort before you price around an opening, because target dates move with snowfall.
